Though Baptist Health’s 51,000-square-foot facility opened to patients Tuesday — months before the first nearby retail tenants are expected to come online — system leaders aren’t worried about that fact stifling demand.
Roughly a million people live within a 15-minute drive of Baptist HealthPlace at Seven Pines, found at 11851 Stillwood Pines Blvd., said Chief Strategy Officer Eric Fletcher. With another quarter million or so living within 30 minutes, he said the anticipation for Baptist’s facility is already present.
The health system broke ground on the new campus in February 2025. The city issued a $13 million permit for the project, with total investment by Baptist landing around $40 million, Fletcher told the Business Journal on Monday.
At its core, the facility is intended to be a one-stop-shop for the area, delivering everything from primary care to specialty services. Aside from access to primary care, cardiology, orthopedics, rehabilitative and lab services, it also features a wellness center designed to promote healthy living.
“This location is interesting because it really resides between the Downtown campus, our South campus, and our Beaches campus as well,” he said. “Then we have the St. Johns Town Center campus with a free-standing [emergency department] and advanced imaging, and so it’s a little bit equidistant from the hospitals.”
Tuesday’s opening marks the completion of the campus’s first phase. A second medical office building at the address is currently being designed.
Found just a couple miles away from the St. Johns Town Center, HealthPlace also resides near the Jacksonville-based retail giant Regency Centers Corp.’s $140 million Publix-anchored complex: The Village at Seven Pines.
Along with the grocer anchor, Regency [NASDAQ: REG] plans to layer on pedestrian-friendly design, elevated storefronts, restaurants, services, landscaping and gathering spaces meant to turn a shopping center into a community hub. It will have approximately 32 spaces available, ranging in size from 900 to 10,339 square feet. The first retailers are expected to open in 2027.
Baptist is an early entry to the area — a strategic decision to position the healthcare provider at the forefront of Southside-area patient needs.
“This area is projected to see a 10% population increase by 2030, making local access to coordinated, convenient healthcare more important than ever,” Fletcher said.
Across the street from the Baptist campus is the rising medical office building from Tampa-based Onicx LLC. The company has invested $9 million in developing 50,000 square feet of high-end medical space at 11885 Stillwood Pines Blvd.
On the residential side of Seven Pines, single-family homes are being built through a joint venture between ICI Homes and David Weekley Homes, with houses ranging from about 1,500 square feet to more than 4,000 square feet. Demand is strong, ICI recently told the Business Journal, with nearly 500 homes sold by the end of 2025.
“By embedding preventive health services directly into neighborhoods, we are making wellness part of everyday life and creating regular opportunities to identify health concerns early,” Baptist President and CEO Matthew Zuino said of the Seven Pines campus. “We want to advance community health by shifting the focus from treating illnesses to preventing them in the first place.”
