West Jax site of Daimler Coach project sold for $4.9M (Courtesy of the Jacksonville Business Journal) — Two North Carolina groups purchased a site in West Jacksonville being developed into a facility for Daimler Truck North America, records show.

Daimler Truck is one of the world’s largest commercial vehicle manufacturers, according to its website, and produces Mercedes-Benz buses and coaches. The project is listed as Daimler Coach Jacksonville, according to site plans filed with the city.

HB Prichard Road LLC, which is associated with Raleigh, North Carolina-based HB Damiler LLC, and Brookwood Capital Partners, through BCP Jacksonville LLC, purchased the site for $4.9 million in December, according to state and county records.

Brookwood Capital Partners is a real estate company with an office in Raleigh, specializing in build-to-suit and speculative properties.

Joseph M. Turri, the Vice-President of Industrial Services at Colliers International in Jacksonville represented the seller Jack Allen, of Jones Creek Commercial Inc. Turri said Daimler would use the facility for modifying imported vehicles for the American market.

The site was appealing to Dailmer for the access to multiple interstates, Turri said.

“Their desired location was kind of easy access to (Interstate) 10, easy access to (Interstate) 295, and around and for (Interstate) 95 north and south,” Turri said.

The Colliers broker said that the commercial vehicle manufacturer also felt that the area had a skilled workforce.

The property is located at 7215 Jones Branch Circle near Pritchard Road and Interstate 295.

Site plans show construction of a coach bus operation and maintenance facility with associated infrastructure is planned at the site.

A 29,325-square-foot building with 8 bus bays, a wash bay and office space and a 1,848-square-foot maintenance building are planned on part of the property, according to the plans.

Daimler-associated companies have a long history in Jacksonville. The city incentivized DaimlerChrysler to build a $700 million cargo van plant in Cecil Commerce Center back in the early 2000s.
